These Terms & Conditions apply to services and products supplied by SmartLeak UK.

By requesting a quotation, accepting a quotation, booking an installation or purchasing products or services from SmartLeak UK, you agree to these Terms & Conditions.

1. About SmartLeak UK

SmartLeak UK provides property assessments, smart leak detection, water monitoring, automatic water shut-off solutions and associated professional installation services.

Throughout these Terms, "SmartLeak UK", "we", "us" and "our" refer to SmartLeak UK.

"Customer", "you" and "your" refer to the person or organisation purchasing or requesting our products or services.

2. Our services

Depending on your requirements, SmartLeak UK may provide:

  • Property water-protection assessments

  • Leak-detection systems

  • Smart water-monitoring systems

  • Automatic water shut-off systems

  • Product recommendations

  • Supply of equipment

  • Professional plumbing installation

  • Configuration and testing

  • Advice on using and maintaining installed systems

  • Ongoing support where agreed

The exact products and services included will be detailed in your quotation, booking confirmation or other written agreement.

3. Property assessments and recommendations

Every property and plumbing system is different.

Where appropriate, SmartLeak UK will assess the property, plumbing arrangement, water supply and customer's requirements before recommending a solution.

Recommendations are made using the information reasonably available to us at the time of assessment.

In some circumstances, additional issues may only become apparent once installation work begins, including concealed pipework, inaccessible valves, unsuitable existing plumbing, poor water pressure, previous modifications or defects.

If additional work is required, we will explain this and, where practicable, agree any additional cost with you before carrying out that work.

4. Quotations

Unless stated otherwise, quotations are valid for 30 days from the date of issue.

A quotation will specify the products and services included and the applicable price.

Prices may change if:

  • The customer changes the requested work

  • Additional work is identified during installation

  • Information provided before the visit was incomplete or inaccurate

  • The property or plumbing system differs materially from what was described

  • Additional parts or specialist work are required

We will obtain your agreement before carrying out material additional chargeable work wherever reasonably practicable.

5. Bookings and payment

A booking is confirmed when SmartLeak UK confirms the appointment and any required deposit has been received.

Where a deposit is required, the amount and payment terms will be stated in the quotation or booking confirmation.

Unless otherwise agreed, any outstanding balance is payable following completion of the agreed work.

For larger projects or commercial work, staged payments may apply and will be agreed separately.

We reserve the right to postpone an installation where an agreed deposit or other payment has not been received.

6. Appointments and access

Customers must provide reasonable access to the property and to relevant plumbing, stop taps, water supplies, electrical supplies, Wi-Fi equipment or other areas required to carry out the agreed work.

You should tell us before the appointment about anything that could affect installation, including:

  • Known plumbing faults

  • Previous leaks or water damage

  • Unusual pipework

  • Difficult or restricted access

  • Shared water supplies

  • Asbestos or other hazardous materials

  • Electrical issues

  • Building restrictions

  • Leasehold or landlord requirements

Where appropriate, the customer is responsible for obtaining any necessary permission from the property owner, landlord, managing agent or other relevant party before work begins.

7. Installation

SmartLeak UK will carry out installation services with reasonable care and skill.

Installation may require alterations to existing plumbing or fixtures. Where reasonably foreseeable, these will be discussed with the customer before work begins.

We will take reasonable care while working within your property.

However, some installations may require access to concealed pipework, cupboards, boxing, walls or other areas. Any anticipated additional work will be discussed where reasonably practicable.

Unless specifically included in the quotation, making good decorative finishes following access to plumbing is not included in our service.

8. Existing plumbing and property conditions

SmartLeak UK is not responsible for pre-existing faults or defects within the property or plumbing system.

These may include:

  • Corroded or weakened pipework

  • Defective valves or fittings

  • Poorly installed existing plumbing

  • Existing leaks

  • Inadequate water pressure

  • Electrical or connectivity problems

  • Hidden defects

  • Previous modifications or repairs

If we identify a problem that affects the proposed installation, we will explain the issue and discuss the available options with you.

Additional remedial work may be quoted separately.

9. Smart devices, Wi-Fi and connectivity

Some products supplied or installed by SmartLeak UK may rely on:

  • Wi-Fi

  • Internet connectivity

  • Bluetooth

  • Mobile applications

  • Cloud-based services

  • Third-party manufacturer platforms

  • Electricity or battery power

The customer is responsible for maintaining any internet connection, Wi-Fi network, smartphone, third-party account or other infrastructure required for these features to operate unless expressly agreed otherwise.

We cannot guarantee the availability or continued operation of third-party applications, cloud platforms, internet services or manufacturer services outside our control.

10. Leak detection and automatic shut-off systems

Leak-detection and water-monitoring systems are designed to reduce the risk and potential impact of water leaks.

No system can guarantee that every leak will be detected or that water damage will never occur.

Performance may depend on factors including:

  • The type and location of the leak

  • The product installed

  • Water flow

  • Plumbing configuration

  • Connectivity

  • Power or battery availability

  • Device settings

  • Maintenance

  • Manufacturer services

Automatic shut-off systems may significantly reduce water loss by shutting off the water supply when specified conditions are detected, but they should not be considered a substitute for appropriate property maintenance or insurance.

11. Customer responsibilities

Following installation, customers are responsible for:

  • Using equipment according to the instructions provided

  • Keeping devices powered or batteries charged/replaced where required

  • Maintaining internet or Wi-Fi connectivity where necessary

  • Responding appropriately to alerts

  • Following manufacturer maintenance recommendations

  • Informing SmartLeak UK or the manufacturer if a device appears faulty

  • Maintaining the property's plumbing system

Customers should not ignore signs of a leak simply because a monitoring system has not generated an alert.

12. Products and manufacturer warranties

Products supplied by SmartLeak UK may be covered by a manufacturer's warranty.

Warranty periods and conditions vary between manufacturers.

Where applicable, we will provide or direct customers to relevant manufacturer warranty information.

Manufacturer warranties are separate from your statutory consumer rights.

If equipment supplied by us develops a fault, please contact us and we will advise on the appropriate next steps.

13. Your consumer rights

Nothing in these Terms & Conditions affects your statutory rights.

Where you are purchasing as a consumer, goods supplied must meet the standards required by applicable consumer law and services must be performed with reasonable care and skill.

If there is a problem with products or services supplied by SmartLeak UK, please contact us as soon as reasonably possible so that we can investigate.

14. Cancellation rights

Depending on how and where you enter into your contract with SmartLeak UK, you may have statutory cancellation rights.

For many contracts agreed online, by telephone or away from our business premises, consumers have a 14-day cancellation period.

Where those rights apply, we will provide the information required by law.

If you specifically ask us to begin providing services during a statutory cancellation period, we may ask you to confirm that request expressly.

If you subsequently cancel after work has begun at your request, you may be required to pay for the services reasonably provided up to the point of cancellation, where permitted by law.

Where a service has been fully completed during the cancellation period following the necessary request and acknowledgement from you, your statutory right to cancel that service may end.

Different rules may apply to goods that have been specially made or customised and in other circumstances provided for by law.

Nothing in these Terms limits any cancellation right you have under applicable consumer law.

15. Cancelling or rearranging appointments

If you need to cancel or rearrange an appointment, please give us as much notice as possible.

Where SmartLeak UK has already ordered specialist or bespoke equipment specifically for your installation, costs may be payable to the extent permitted by law and will be explained to you.

We may need to rearrange an appointment due to circumstances outside our reasonable control, including illness, severe weather, supplier delays or emergencies.

Where this happens, we will contact you as soon as reasonably possible to arrange an alternative date.

16. Delays and availability

Product availability and delivery times can depend on third-party manufacturers and suppliers.

Any estimated installation or delivery date is provided in good faith.

We will keep you informed of significant delays and arrange an alternative date where necessary.

17. Liability

Nothing in these Terms excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or your statutory consumer rights.

SmartLeak UK's responsibility is limited to losses that are a foreseeable consequence of our breach of contract or failure to use reasonable care and skill.

We are not responsible for losses caused by circumstances outside our reasonable control, including failures of third-party internet services, manufacturer platforms or utilities.

Smart leak-detection and shut-off technology is intended to reduce risk; it cannot eliminate the possibility of leaks or water damage entirely.

Customers remain responsible for appropriate property maintenance and insurance.

18. Commercial customers

Where services are provided to a business, landlord, property manager or other commercial customer, additional or project-specific terms may be included within the quotation or service agreement.

Where specific written terms are agreed for a commercial project, those terms will take precedence over these general Terms & Conditions where there is a conflict.

19. Complaints

We want customers to be satisfied with our work.

We will aim to respond promptly and work with you to resolve the matter reasonably.

20. Personal information

We process personal information in accordance with our Privacy Policy, available on our website.

Our use of cookies and similar technologies is explained in our Cookie Policy.

21. Changes to these Terms

We may update these Terms & Conditions from time to time.

The Terms applicable to your purchase will generally be those in force when your contract with SmartLeak UK is formed, together with any specific terms contained in your accepted quotation or booking confirmation.

22. Governing law

These Terms are governed by the laws of England and Wales.

If you are a consumer, you retain any rights you have under applicable law regarding where legal proceedings may be brought.
